The wait is nearly over for prospective renters in and around Madrid seeking a more affordable housing option. The Comunidad de Madrid has confirmed September 2026 as the launch date for the first phase of the Plan Vive III initiative in Aranjuez, signaling a significant expansion of accessible housing across the region.

Rents will be tiered, starting at €546 for one-bedroom units, climbing to €671 for two bedrooms, and reaching €851 for those requiring three bedrooms. However, prospective tenants should factor in additional community fees (capped at 18% of the monthly rent), IBI property taxes, and municipal fees, which will add to the overall monthly cost.
But securing one of these units won’t be a simple matter. The system prioritizes chronological order of registration, so early action is essential. Beyond this, applicants must meet specific criteria: be of legal age (or legally emancipated), hold Spanish nationality or possess legal residency, and ensure that their annual income (including potential expenses) doesn’t exceed 35% of their net household income. Furthermore, no member of the household can already own property or possess usage rights to a property within Spain.
Beyond aranjuez: a regional rollout
Aranjuez is just the beginning. The Comunidad de Madrid has also announced timelines for other municipalities. Villalbilla will open its doors in September 2026 with 226 units priced between €653 and €878. Navalcarnero follows suit in September 2026, offering 318 units with rents ranging from €519 to €852. Daganzo will launch in October 2026, presenting 174 apartments priced between €608 and €971. Several other municipalities, including Alcobendas, Loeches, Torrejón de Velasco, and Valdemoro, are in the pipeline but remain in the tender process, awaiting further details.
